Project Overview: This project is currently in the early planning phases, and involves a 17-18 Lot Development in the ‘working rural’ zone of Hamurana, in the Rotorua District. The client is aiming to achieve a rural residential development which will comprise approximately 1000m² allotments.
This is a challenging development, as it will be taking place in a zone which usually requires a minimum lot size of 15ha. There is also the additional challenge of the new National Policy Statement for Highly Productive Land, which discourages rural-residential style development in allotments which could be considered to be productive.
Although these challenges are in place, due to the general nature of the surrounding area, and restrictions which are already in place on the land, there is a good argument that the land is no longer ‘highly productive’ and that further development should be allowed.
To prove this fact, input from numerous specialist consultants will be required, without the guarantee that the development will be successful. After the completion of a feasibility study, the client has determined they are happy to accept the risk and move forward with the development.
