Project Scoping

We are in our element when we are involved with a project from its inception. At our initial meeting, we will discuss your project, goals, outcomes, and measures of success. We will also ask you about the frequency and requirements for reporting. This will be taken by one of our consultants and converted into a written ‘reverse brief’ or project scope, to make sure everyone is on the same page. This helps to set expectations from the very outset and ensure that the project achieves all the objectives and outcomes required.

Feasibility

It is essential to undertake a feasibility study for any proposed property project. This allows for the client to clearly see and assess the possible pathways and options open for the development. There is no one size fits all, and the bigger and riskier the project, the more detailed the feasibility should be. In some cases, the initial assumptions made about a project are not correct, which requires a total rethink. The beauty of a feasibility study, is that it allows you as a client, to understand your project in its entirety and determine that the risk is acceptable.

Consultant Procurement

We work with a wide range of consultants nationwide, and will assist with the procurement of the right team for your project at the right price. Whether it be a focus on budget, quality, size or speed, we have relationships with numerous consulting firms specialising in different disciplines. As we are constantly engaging consultants for different projects, we can provide advice regarding the price, quality of work produced, timeliness and responsiveness of any proposed consultant.

Project Reporting and Risks

Throughout the development process, we will report on your project and risks as frequently as you require. Usually, we provide updates only when there is a material progression/delay with a project, or there are changes to its risk profile. However, some Clients will require weekly or monthly updates on specific metrics or performance indicators. We can provide as much or as little information as you require, to keep you in the loop with your project’s progression.

Consultant Management

Throughout planning phase of a development project, the largest risk is non-delivery by consultants. This can cause significant financial implications for a project. Common reasons for delays are due to consultants ‘missing the brief’, not feeling accountable for their actions, or being under resourced and not dedicating sufficient time to a project. As part of our Development Management service, we hold regular consultant meetings, to minute progress and ensure that all parties are held accountable for delivery of their work. This is an effective strategy to prevent any unnecessary delays and manage the project timeline.

Contractor Procurement

As part of our development management service, we will procure contractors to allow our Clients to complete conditions of resource consent. We have relationships with and can recommend a number of contractors covering most major trades. With larger ‘comprehensive’ developments, we would advise the use of our ‘Project Management’ and ‘Procurement’ services. These services work alongside our ‘Development Management’ services, providing the framework for timeline, health and safety, and budget monitoring.
