Including rationalisation and optimisation of property portfolios, the development of policies and procedures, and the preparation of feasibility studies/sensitivity analyses. Facility/Asset Management
Effective management of your property portfolio can provide significant savings and returns when managed correctly. When neglected, this can lead to overspend on maintenance, ‘sweating’ of assets, and early life failure of components. We provide facilities management/maintenance services and prepare and action asset management plans to provide you with the peace of mind you require to rest assured your property assets are optimised and well maintained.
Procurement
We prepare and carry out full procurement RFx services on behalf of our clients. This includes scoping, drafting, letting out and assessing tenders and requests for proposals/interest. We have recently been involved in the development of a first of its kind ‘social procurement’ policy which aligns with the all of government guidelines, whilst maintaining outcomes required by one of our government clients.
Site Identification
Identifying the ‘right’ site for development can be a challenge at the best of times. It usually involves consideration of a range of different factors involving location, public amenities, surrounding population/demographics, and supporting infrastructure. We have the ability to assess and locate a wide range of property both on and off market and assess for suitability.
Acquisitions and Disposals
We offer the ability to purchase property via nominee companies on behalf of our Clients. This helps in circumstances where there is the requirement to preserve competitive advantage and anonymity for our clients. We will also approach vendors and prospective purchasers of properties on your behalf (within the bounds of the Real Estate Agents Act 2008).
Negotiation
Sometimes it is beneficial to have an intermediary carrying out property related negotiation on your behalf. This depersonalises the process and allows for an impartial adviser at your side. We have the expertise to assist you with your negotiation for the acquisition/disposal of property, lease, or property related agreement.
